We acquired 57 Union Street East in 2009. Located in downtown Waterloo within walking distance to Kitchener-Waterloo Hospital, the property consisted of two buildings made up of bachelor, 1 bedroom and 2 bedroom rental units. We completed a complete repositioning of the asset while under our management by modernizing the common areas.
We sold the property in 2016 for more than double the purchase price.
We acquired 1825 Russell Road in 2014 as a distressed asset. In the lobby we completed a complete renewal of the walls, floors and furniture to create a clean and welcoming space for tenants and their guests. All common areas were updated with freshly painted walls and refinished floors. The elevator system has been upgraded, a gym was added and the onsite laundry facility was upgraded. All renovated unit upgrades include new laminate floors throughout, ceramic flooring in the kitchen and bathroom, modern appliances, modernized light fixtures, and new cupboards, sinks, and countertops.
Once we had completed our large scale renovation and rejuvenation of the property it was sold for more than double the purchase price.
